Estimated monthly payment
How it works
The calculator takes the loan amount (the property price minus your down payment) and spreads the capital and interest evenly across every month of your term. This is the standard repayment method UAE banks use.
A longer term lowers your monthly payment but means paying more interest overall. A bigger down payment lowers both. Small rate changes matter too: on a AED 800,000 loan over 20 years, each 0.25% adds or removes roughly AED 100 a month.
The estimate covers repayments only. Purchase costs such as the Dubai Land Department transfer fee, registration, valuation and insurance come on top.
Borrowing limits
UAE Central Bank rules cap the loan as a share of the property value. Your total monthly debt repayments also usually can’t exceed 50% of your income.
| Buyer | Max loan | Deposit |
|---|---|---|
| UAE resident, first home up to AED 5 million | Up to 80% | From 20% |
| UAE resident, first home above AED 5 million | Up to 70% | From 30% |
| UAE national, first home up to AED 5 million | Up to 85% | From 15% |
| UAE national, first home above AED 5 million | Up to 75% | From 25% |
| Second or further property (residents) | Up to 60% | From 40% |
| Off-plan property, during construction | Up to 50% | From 50% |
| Non-resident buyer | Typically 50–65% | From 35% |

The calculator uses the standard repayment formula banks use: it spreads the loan amount and the interest over the number of monthly payments in your term. The result assumes the same rate for the whole term.
No. It covers repayments only. Budget separately for the Dubai Land Department transfer fee, mortgage registration, valuation, any bank arrangement fee, and the life and property insurance banks require.
Use a rate close to today’s offers for someone with your profile. Rates vary by bank, by fixed or variable period and by your circumstances, so an adviser can give you a realistic figure.
Two limits apply. The bank’s loan-to-value limit caps the loan as a share of the property price, and your total monthly debt repayments usually can’t exceed 50% of your income. The lower of the two sets your maximum.
No. It’s an estimate to help you plan. Your actual rate, payment and borrowing limit are confirmed by the bank after it assesses your application and values the property.
